In late 2024, the 4th largest home builder in the country submitted an 200 unit townhouse development to replace an aging shopping center. Unfortunately, the project they've proposed is by-right, and so despite the fact that this parcel is listed in the city's ordinance and Comprehensive Plan to be revitalized into a mixed-use "City Center" walkable node, the developer proposed only 200 townhouses, all the same size, in a sterile, lifeless grid.
Our project proposes a viable alternative to that project: A vibrant, neighborhood center, made of vertical mixed-use buildings with multiple housing types and sizes. Our proposal would require a Special Use Permit, but since it is much more aligned with the type of development proposed by the Form-Based Code and the Comprehensive Plan, we believe that this presents a viable and much more attractive and sought after alternative.
