In late 2024, the 4th largest home builder in the country submitted an absolutely terrible 200 unit townhouse development to replace an aging shopping center. Unfortunately, the project they've proposed is by-right, and so despite the fact that this parcel is listed in the city's ordinance and Comprehensive Plan to be revitalized into a mixed-use "City Center" walkable node, the developer proposed only 200 townhouses, all the same size, in a sterile, lifeless grid.

Our project proposes a viable alternative to that project: A vibrant, neighborhood center, made of vertical mixed-use buildings with multiple housing types and sizes. Our proposal would require a Special Use Permit, but since it is much more aligned with the type of development proposed by the Form-Based Code and the Comprehensive Plan, we believe that this presents a viable and much more attractive and sought after alternative.
